Letting Services

 

We at Falcondale Properties Limited are specialists in the letting and management of residential and commercial properties.

Investing in property is probably one of the biggest single investments you will ever make so it is equally important to use the services of a registered management company, who is experienced in the letting of properties and day-to-day management of rental properties.

  • Marketing - we complete a house visit, determine the open market rental value and photograph the property.

  • Advertising - we prepare a full colour brochure, and place the property details on our website, daft.ie, our window displays in Main Street Newbridge, our mailing lists and the property sections of local papers.

  • Viewing - we will arrange viewings to suit potential tenants with our Lettings team available 6 days a week -  and 7 days if need be!

  • Letting - all prospective tenants have registered and provided detailed references: these will be verified in full by our Administration team and the property will be leased for the agreed term.

  • Finances - access to the property will only be granted once the deposit and rent are received in advance (unless otherwise agreed with landlord).

  • Utilities - the Falcondale Properties team will help manage the transfer of all utilities to the new tenants.

Our letting fee is payable once the property is let  however, if you decide to take advantage of our full Property Management service, the letting is payable upfront and the management service fees can be deducted monthly from your account.
 

Re-Letting Service

Were you aware that lease documentation is only valid for 12 months? The Falcondale Properties Ltd computerised system protects our clients' interests by alerting them to the renewal date well in advance!

  • Renewals - we contact clients who avail of our letting service 2 months prior to the end of the initial lease term and advise on all the essential documents required for the lease renewal.

  • Property Inspection - a full report is prepared on your property.

  • Rent Review - we will advise the current open market rental value.

  • Lease Agreement - an up-to-date document is prepared by Falcondale Properties Ltd and signed by the tenant.

  • Finances - we send a new standing order to be completed by the tenant.

Our letting fee is payable once the property is let however, if you decide to take advantage of our full Property Management service the Re-letting fee is payable upfront and the management service fees can be deducted monthly from your account.
